Paying attention to these items will help you avoid making a mistake when buying a home. After watching this video you will be better prepared for touring homes and know what type of house you might be buying.

The first thing you should look for when touring a home is to check out the crawlspace. This is the area where most of the home inspection issues are found. Take a look into the crawlspace during your home tour and see if it feels damp or humid. Check out the vapor barrier and look for signs of mold. If possible check out the foundation walls for signs of settlement and evidence of termites. Lastly if there is an air handler or furnace see if you can determine it’s age.
The next area you should pay attention to during your home tour is the exterior. Take note of the siding material and check out its condition. See if there are any visible signs of settlement. Take a look at the outdoor HVAC units to check their age. The next thing to look for is the yard. Are there any signs of drainage issues? And lastly while outside take a look at the roof. What type of material is it? What condition is it in?
The next thing to look for when buying a home is to check out the attic. Are there any points of entry for pests? How does the insulation look? Take note of the plywood sheathing underneath the roof. Does it appear dry or wet? Are there any signs of leaks? Lastly check the age of any air handlers/furnaces.
On the inside of the home there are a bunch of things you need to look for. Pay attention to the windows. Are they older single pane windows or newer? Look underneath the sinks for any signs of leaks. Look at the ceilings for signs of water stains or recent paint. Look around windows and door frames, are there any signs of settlement? If there is a basement be sure to look for signs of water intrusion or a water mitigation system. And if the house you are touring happens to have multiple levels be sure to count how many thermostats the home has and how many HVAC units. Lastly be sure to check out the age of the hot water heater.
Before you go tour the home, take note of its age and be aware of any age related issues. Also check the flood map to make sure the house you are touring isn’t in a flood zone. And while you are touring the house be sure to take a look at the neighbors yards especially if you are in a neighborhood with an HOA. This will provide you insight as to what might be allowed within the HOA.
