If you might be buying a home out of state be sure to watch this video! In it we give you our top tips for buying a home sight unseen which will definitely help you if you are buying from out of state. We have helped tons of relocation clients from all over the world buy houses here in Richmond and these are our best practices when buying a home virtually.
Tip 1 – Get a guided tour of the city/suburbs where you plan on moving too. Ideally you at least step foot in the city where you will be moving to before you buy a home.
Tip 2 – Be sure you can trust your agent, and ask the right questions during virtual showings. Things like, does the house have a smell, what does the crawlspace look like, do you see any red flags, etc.
Tip 3 – For video calls, we really like Google Duo. The connection and picture quality was better with less dropped calls.
Tip 4 – If you like the home get your agent to make you a video walkthrough. This helps so that you can rewatch it after your virtual showing.
Tip 5 – Get a video of the neighborhood and surrounding area or at a minimum check out Google Streetview.
Tip 6 – Make sure your agent has experience working with buyers who are buying a home out of state. Also make sure that they don’t have too many clients and they have time for you.
Tip 7 – If you won’t be local for the day of closing make sure that your settlement company can do a remote closing.
Tip 8 – If you are closing remotely be sure to keep time zones in mind when scheduling your closing appointment.
Tip 9 – If you want to see the home in person, the home inspection is a great time to do so.
Tip 10 – If you need to back out of the contract or you changed your mind, here in Virginia if the house is in an HOA that is an easy out. Be sure to speak with your agent about that.
Tip 11 – Check in with a lender before you get started buying a home out of state. Reason being that relocation can create situations where it might be harder to get a loan, especially if a job change is involved.
