How To Decide Where To Live In Richmond Va | 5 Steps To Take When Relocating To Richmond Virginia

If you are thinking about living in Richmond Virginia but unsure where you might want to live, this is the channel for you! In this video I will share 5 steps to help you decide where you should live in Richmond Va and where to focus your search efforts for finding a home you will love!

Sarah and I work with TONS of relocation clients and these 5 steps are exactly what we do to help our clients narrow down their search. We also use these same steps to help us come up with a game plan for the tours that we give of Richmond.

PRO TIP – We highly recommend searching through previously sold homes when researching areas around Richmond. You will get to see more houses this way versus looking through active listings.

Step 1 – Determine your housing budget. This could potentially be a rate limiting step so it’s important to start with this.

Step 2 – Using whatever real estate website you are most familiar with, search through previously sold homes below your max budget. Add in filters matching your housing needs such as minimum square feet, minimum number of bedrooms and bathrooms, etc. Add in a map filter if you know of any areas that are too far out or certain areas you don’t want to be within. The goal is to try to narrow down the results to around 200 or less.

Step 3 – Go through the filtered results and scroll through the pictures for each of those listings. If possible, mark your favorites. If you can’t select your favorites, write down the addresses. Take a look at the map to see where the majority of your favorites are located. Were there any clusters of results? Sold homes are a great indicator of similar future listings so if there are areas with high concentrations of homes you liked then that definitely an area you should focus your search efforts on and learn more about. Same can be said about the lack of results. If there are areas where you didn’t favorite any sold homes then you can remove that area from your list too.

Step 4 – If possible come visit Richmond for a tour. We recommend to drive through the neighborhoods that your favorites were located within. This way you can see for yourself whether or not you like the feel of the neighborhood. If you can’t make it into Richmond for a visit, the backup plan would be to use Google Maps Streetview to do a virtual tour of the neighborhood. Just be aware that some of the images might be old.

Step 5 – Visit the nearby commercial centers for each of the areas with houses that you liked. In our relocation guide we have instructions for self guided tours of these commercial “bubbles”. While it might not be the ultimate deciding factor, it is important to know what is nearby. The backup plan if you can’t make it into town is to use Google Maps and input the addresses from the self guided tour pages of our relocation guide and then zoom in to see all of the commercial amenities within each different bubble.
