In this video you will get a tour of neighborhoods of The Highlands and Woodland Pond in Chesterfield Va. In both of these neighborhoods you can find spacious nice homes situated on large, private, often wooded, and beautifully landscaped lots. The Highlands and Woodland Pond have similar features including community pools, and lakes/ponds that you can kayak or fish in. The Highlands also has an 18 hole golf course located within it, but it also has one specific con that Woodland Pond does not have. More on that in the video.
These neighborhoods are located much further south in Chesterfield Va , but despite their distance from Richmond Va proper there is a commercial bubble with nearby amenities not too far away from them. At the beginning of the video I show you the commercial amenities located along Route 10 Iron Bridge Rd. There is a Food Lion shopping center, a strip mall, a Kroger shopping center, and a Walmart Super Center all within a 12 minute drive.
Starting with The Highlands you can expect to find homes from 1900 Sqft up to 7300+ Sqft built sometime between 1993 through 2022. On average homes are built in 2008 which is about 10 years newer than the average in Woodland Pond. Houses cost somewhere in the low $400s up to the low $800s. Two important things to know about The Highlands are 1) There is a landfill towards the Northeast section of the neighborhood and on some days you can smell the bad odor from it. 2) Some homes have alternative/engineered septic. Not the end of the world but something to be aware of.
Woodland Pond is my favorite of the two neighborhoods, and a great option if you are looking for private, large wooded lots within Chesterfield Va. There is no fowl smell here and the only con I can think of for this neighborhood is its geographic distance from the rest of Richmond. That is usually the trade off though when finding homes on larger lots of an acre or more. Those type of neighborhoods are either very expensive or located further away. Woodland Pond has an average year built of 1999, so this neighborhood is a bit more mature than The Highlands. You will find homes with 2500 Sqft up to 8600+ Sqft for sale between the low $400s up to over $1 Mil!
Both The Highlands and Woodland Pond offer community pools that you can join but are separate from the yearly HOA fees assessed.
